放盘资料的房屋特征描述，就像求职者在面试时，向考官作出自我介绍一样，是让对方留下良好第一印象的重要步骤。一般来说，房屋介绍一栏，不能过于简短精干，也不应太过长篇大论，大约250字左右最为恰当。能够在短短几行的内容写出个重点，方能引起潜在买家前来看房的兴趣。

必胜三大特色描述

地产网站Point2Homes分析了去年7月美国120万个放盘资料以及6,500个词汇，从大量关键词中，了解那些住房特色及配置最受关注。简单的结论是，不论那个价位的房屋，必胜的特色描述有三，分别是“花岗石台面”(granite countertops)、“实木地板“(hardwood floors)及“锈钢电器“ (stainless steel appliances)。

买家对居住要求愈来愈高

也许现今买家对居住及生活的要求愈来愈高，该份分析报告发现，在25至50万元以及50至100万元这两组价格范围的放盘资料中，列举的房屋特色与配置描述都非常相似。不过，当房价在100至500万及500万元以上的放盘介绍中，便可看到明显的分别。“专业厨房“(chef/gourmet kitchen)、“泳池及水疗浴池”(pool and spa)、“酒窖”(wine cellar)等高级配置，都是这些豪宅级住宅的常见描述。而在500万元以上类别，更可找到只在此价位才出现的关键词，例如“私隐”(privacy)、“家庭影院”(home theater)、“智能家居”(smart home)等。

“睡房”及“浴室”成最常用关键词

根据该份报告，首100个最常使用的楼盘介绍关键词当中，“睡房”(bedroom)及“浴室”(bathroom)，因为是一间屋最不可缺的空间而排得最前，另一个最受关注的便是“厨房”(kitchen)。而且，很多常用关键词的使用，包括室内特色、电器、升级设备等，都与厨房拉上关系。可以说，厨房已是一间屋的灵魂所在。

在众多形容词中，“新”(new)及“大”(large)两个字，排行十大常用形容词汇的首两位。由此可见，买家会较易锺情于又大又宽敞的空间，以及新建或近期完成翻新装修的房屋。

至于房屋的设备配置，除了前文提及的三大必胜项目，“开放式间隔”(open floor plan)、“后园围栏”(fenced backyard)、“有遮盖阳台”(covered patio)、“翻新屋顶”(new roof)等，都是排行十大的家居特色配置描述词汇。
